We are looking for Experienced Real Estate Consultants in TENANT REPRESENTATION.

What these jobs involve
Working as part of the Ten Rep team in the Italian market, you will be selling our property solutions for occupiers across Italy and delivering customised consulting services by examining clients' needs, supporting them in the definition of the best real estate strategy and following up on every aspect, and evaluating the risks/opportunities of each solution up until the signing of the contract.
You'll be responsible for the good execution of the missions (quality of documents, schedule format, analysis and recommendation writing, set up…) You'll manage all range of surfaces and investment values according to your experience, and will be eventually supported by colleagues with a higher seniority
Your role will include:
Analyzing Client needs and agreeing Client brief
Searching buildings meeting agreed criteria, with the help of JLL agents or competitors
Selecting appropriate buildings meeting agreed brief and propose a long-list to Client along with his recommendations
Making regular update and reporting to Client on the progress of the mission (within agreed time scale)
Liaising on regular bases with assigned CRM
Helping/assisting Client in the contracts negotiations on short-listed buildings up to signature
Analysis of the Client's lease obligations
Analysis of the market conditions
Analysis of the Pros and Cons of occupied buildings along with adequacy with rent currently paid/asked by the Landlord
Analysis of eventual relocation options
Advising Clients on targeted rate to negotiate and negotiation strategy
Assisting Clients during the negotiation
Disposal work (sales, rent, sub-lease, sale & lease back etc..)
Analysing the best conditions in which the building to dispose can be proposed on the market.
Reporting recommendations to the Clients
Putting together disposal "dossier" and transferring them to concerned departments within JLL (Agency, Capital Markets) or to competitors if JLL is not present on the market
Making the "interface" between the Client and the department/competitor involved in order to be sure that the interests of its Client are preserved at best
Making regular reporting to the Client
Helping Clients in contracts negotiations
For all these activities, asking for billing at the end of the mission, undertaking performance follow up with financial department and making first calls if necessary
Consultancy work (Activities connected to the service made with other JLL departments like Capital Markets, P&DS, Valuations, Tetris..)
Defining Client needs, transferring them to the department involved, making sure that the need is clearly understood and participating to the writing of the proposal in collaboration with the department
Following regularly up former Clients and detecting eventual new requirements
Prospecting new Clients in accordance with the plans defined by the head of the Dept.
Organizing and participating to call for tenders, proposals and pitches with the head of the Dept., to set up the contents of the mission until formalization aimed at Client agreement (instruction if transaction).
Carrying out several service deliveries to Clients in accordance with the report of best practice and quality policy that make the difference between JLL and the remainder of the industry.

Education and experience
You should have a Degree or a Master in management, commercial, legal or real estate. Beaing chartered surveyor would be a plus. You have either a previous experience in the same role or in a similar one and/or transactional experience in corporate real estate/consulting companies. A work experience abroad (UK, US, France…) is appreciable. A very good working knowledge of English and Italian is essential (both written and verbal).
We'll expect you to have financial skills (discounted cash-flow models), as well as an excellent knowledge of the computer tools: Microsoft excel, power point. Word, internet, outlook….
You have good listening and understanding skills and an international mind-set. You are curious and flexible and have a strong team spirit.
You have good relationship management skills with priority to maintain long-standing partnerships.
A good level of negotiation skills and capability to close deals will help you achieve your goals.
